The first time I heard the speech on this program, I thought to myself, ‘no way is the county is going to give a buyer $50k so he can buy a house’. I was wrong, (the money is actually coming from stimulus dollars). We currently have a transaction in escrow under this program and I am now a believer. There are qualifications the buyer must meet like gross income not to exceed 120% of the current median (family of 4 is $84,000.), the home must be a bank owned property, and it must be located within a HUD-designated high-need area. Sales price can not exceed $417K.
Is this too good to be true? No, but don’t get me wrong, this program takes a lot of extra paperwork, time, training (for the buyer) and hoops to jump thru but it can be done. The first step is to check out the website and determine if you meet the general requirements. If you do, step two is to find a Realtor and Lender with experience working with this specific program to meet with you (at the same time).
